What services are included with the rent?

Fox Park Apartments include a variety of amenities including waste and snow removal as well as hot and cold water with the lease. There is a laundry room and mail boxes at the office. Our residents pay for electric and cable services. Phone and cable outlets are wired into each apartment. Well-lit, on-site parking is also available.

How do I contact the local utilities?

Please remember FREE wifi is included with your rent and not a service you need to pay for.

Are the apartments furnished or unfurnished?

All apartments are unfurnished. The floors are covered with a neutral tan colored carpet except for the tile in the bathroom and kitchen. Refrigerators and ranges are supplied in all apartments and the 2 bedrooms have a dishwasher and disposal. Check with the manager (FoxParkInfo@PegasusMgt.com) to see if your bath requires a shower curtain as many have been renovated to include shower doors. All windows are treated with blinds. Should you require curtains, we can help install the product you supply. Windows are 72 inches wide by 48 inches high (on upper floors) or 36 inches high on the first floor. Blankets, flags, wall hangings, etc., are inappropriate.

How much is the security deposit?

In accordance with NH RSA 540-A:5-8 the deposit is an amount equal to one month’s rent. Student lease
on which a parent co-signs the deposit is $300. This deposit is held in trust with other deposits.  It is returned to residents within 30 days of move out.

Leases without a co-signature require a deposit equal to month month’s rent

What is Fox Park Recreation Area?

The neighboring recreation area provides a playground, hiking and biking trails, public barbecue grills, fishing pond for children and seniors, and skating rink in the winter months.  Summer Parks and Recreation programs are based here.

Are pets allowed?

Cats are permitted in apartments on the second and third floors. Dogs, rabbits, and ferrets are no longer permitted. We make arrangements for certified service pets.

How many cars can I have?

Parking is free and is considered a privilege and not a function of the lease.  The number of cars allowed is equal to the number of bedrooms in the apartment. Parking is free with a parking sticker supplied at move-in.  There are no assigned spots for your vehicle.  Residents that abuse this privilege will be asked to park off-site.

Is it noisy in these apartments?

This is typical apartment living.  Our building superintendent lives on-site and is available to deal with this issue 24/7.

Where do my over night visitors park?

There is over night parking for visitors in our Winter Street lot.  We ask our residents to register a visitor’s vehicle during the winter months so as to facilitate the snow removal process.

Where do I send my rent?

Log in to the Resident Portal to pay rent online. We have recently introduced this online payment feature for the convenience of our residents! Rent payments are also still accepted via check. Please make check out to Fox Park Apartments. Send the check to 41 South Main Street in Derry, NH 03038 or drop it off to the office in the Off Hours Drop Box located in the foyer behind the laundry room. Please include your apartment number on the notes line of the check.

How do I request maintenance in my apartment?

All maintenance requests must be submitted online to ensure they are handled in a timely manner. With online request submission, most maintenance issues are disposed of within 24 hours. In the event of an emergency or given the ability to log a request online, please route the issues accordingly during business hours and nights/weekends:
